The Office Building of the Year (TOBY) Award is the most prestigious and comprehensive program of its kind in the commercial real estate industry. The award recognizes building quality and management excellence. To earn the award, all facets of a building's operations are evaluated, including tenant-relations programs, community involvement, emergency preparedness, security standards, and continuing education for building personnel. The building's floor plans and site plans are also reviewed.

The Earth Award recognizes excellence in environmentally sound office building management. To earn the award, building management teams must successfully implement government programs; manage hazardous waste and environmental risks; establish emergency response, recycling, water and energy-conservation plans; ensure indoor air quality; and implement green-purchasing practices.

Local winners of the TOBY and Earth Award advance to regional competition, and regional winners advance to international competition.
